There are a number of different factors as to why you can't seem to find a buyer. Some factors you have control of and can change in order to try to sell your home, but some factors may be completely out of your reach. The main reason why most sellers fail to sell their home is the price. That's not to say that your Buffalo or Toronto condo isn't technically worth the price you and your agent have determined, but it simply may not be what the average buyer is willing to pay. Whether we like it or not, how much your home is worth is determined by the buyer. The value of your home is determined by what a 'ready, willing, and able' buyer is willing to pay, what you are willing to accept, and what an appraiser is willing to agree to. So, maybe it's time to rethink what price you have listed your Buffalo, Vancouver or Lagrange NY Real Estate as to try and attract some more buyers.
Unfortunately, the market is what it is and there is not much anyone can do to change it. Whether you like it or not, a house is simply worth what the current market will bear. Your home will be worth more in a seller's market than it is in a buyer's market. Some good news is that market conditions in a particular neighborhood can change on a dime. New listings, price changes, and expired listings occur every day. So, it's essential that you and your agent stay ahead of your competition at all times. Just be sure to monitor the market and your competition, on a daily basis, and adjust the price to compensate.
Finally, the most important factor that you have control over is the condition of your home. Buyers are going to be more attracted to Buffalo or Ajax homes for sale that are modern and have minimal renovations. It's important to ask yourself, what type of home would you buy? Would you be more attracted to a house with a new furnace and central air, new roof, updated kitchen & bath, brand new neutral carpeting, freshly painted and sparkling new energy efficient windows? Or the same house that's dirty and cluttered with an ancient furnace and central air, old roof, outdated kitchen & bath, soiled & worn carpeting, flowery wallpaper, and drafty old windows? Nearly one hundred percent of buyers would prefer the first option. So, if your house won't sell, it's a good idea to consider either doing some renovations or lower the asking price.
